Red McCombs
McCombs Enterprises - Chairman & COO
Red McCombs, born in Spur, Texas, attended Southwestern University and the University of Texas at Austin School of Business and School of Law. He left law school in his second year and began his career as a salesman in the automobile business in Corpus Christi in 1950. In 1958 he relocated to San Antonio where he is owner of Red McCombs Automotive. In addition to his auto interests, he is co-founder of Clear Channel Communications and of McCombs Energy in Houston and is active in a variety of other businesses.
McCombs has served leadership roles in many national, state, and local organizations including Chamber of Commerce, United Way and San Antonio’s World Fair. He formerly served as Chairman of the Board of Trustees of Southwestern University where he has been honored as Distinguished Alumnus, he is past Chairman of the Board of Visitors of University of Texas M.D. Anderson Cancer Center in Houston. Mr. McCombs has chaired many fund drives and community service organizations. He has been honored as Distinguished Alumnus of the University of Texas at Austin. He has also been honored with numerous local, state, and national recognitions including the San Antonio Business Hall of Fame, the National Automobile Dealers Hall of Fame, the Texas Business Hall of Fame, and the National Football College Hall of Fame.
In the past, Mr. McCombs was the owner of the Minnesota Vikings, an NFL franchise based in Minneapolis/St. Paul. In addition, he has owned the San Antonio Spurs, a National Basketball Association team which he secured for San Antonio in 1972. He also owned the NBA Denver Nuggets which he sold in 1985. At age 25, he purchased his first professional sports team, the Corpus Christi Texas Clippers in the Big State Baseball League.

Bart C. Koontz is the co-founder, President and Chief Executive Officer of Koontz McCombs, LLC. He is responsible for the company’s strategic direction, long-term planning, as well as the development and implementation of the company’s overall investment strategy. Red McCombs and Bart C. Koontz formed Koontz McCombs in May of 1997 to pursue the development and acquisition of income-producing properties throughout the State of Texas. Mr. Koontz has developed a wide variety of property types including value and luxury Class “A” office buildings, industrial and flex service centers, retail and power centers, single tenant build-to-suits, and multi-family projects.
Prior to founding Koontz McCombs, LLC, Mr. Koontz was President and stockholder of HK Partners, Inc. HK Partners, a commercial real estate developer specializing in large retail properties, developed projects for many national retail chains, including Target, Circuit City, Office Max, Office Depot, Petsmart, Toys R Us, and KMart. From 1993 to 1997, HK Partners developed in excess of 1,000,000 square feet of commercial space throughout Texas.
From 1983 to 1993, Mr. Koontz served as Senior Vice President for Concord Corporation in San Antonio, Texas. During his tenure at Concord, he was responsible for the conception, development and leasing of the 460,000 square foot Las Tiendas Plaza shopping center in McAllen, Texas, and the 253,000 square foot Concord Plaza office development in San Antonio. Mr. Koontz also was involved in the day-to-day operations regarding the asset management of Concord’s $200 million real estate portfolio that stretched over five southern states.
Prior to 1983, Mr. Koontz was with Cushman and Wakefield in the Dallas and San Antonio Area and was active in real estate brokerage and leasing of office and industrial properties.

Troves B. Gilbert
Koontz McCombs - Chief Financial Officer
Troves B. Gilbert joined Koontz McCombs, LLC as Chief Financial Officer in 1997. He has over twenty years of experience in accounting and finance.
Mr. Gilbert was previously self employed as a financial consultant providing professional services to a variety of clients in San Antonio and south Texas. From 1989 to 1991, he served as the Chief Financial Officer of Express Cash International, a San Antonio-based retail chain that completed its initial public offering in 1990. From 1979 to 1989, Mr. Gilbert served as a CPA on the audit staff of the San Antonio office of Ernst & Young where he achieved the level of Senior Manager. During his tenure with Ernst & Young, he conducted the audits of several large companies including that of certain area construction companies.

Cynthia Stevens
Koontz McCombs - Vice President
Cynthia H. Stevens, CLA, Vice President of the Company, has over twenty-six years experience in various facets of San Antonio’s real estate industry. Since January 2000, Ms. Stevens has been responsible for the Company’s due diligence, closing, and legal administration activities. She engages and coordinates with the Company’s consultants regarding legal, engineering, professional, and technical matters. She is also responsible for implementing the Company’s strategies and negotiating its acquisition, development, leasing, financing, and disposition of real property. Her involvement in the Company’s development and asset management activities puts her in direct negotiations with major utility companies, including one of Houston’s Municipal Utility District’s Board of Directors. She also holds offices on the Board of Directors for three out of four sections of the Owners Association that manages a 200 acre mixed-use development in Houston in which the Company owns property.
Prior to joining Koontz McCombs, Ms. Stevens was Senior Legal Assistant for La Quinta Inns, Inc. During her tenure with that company, over 100 hotels in 22 states were added to La Quinta’s portfolio, including 60 new hotel construction projects. As a key player on the development team, she was involved in several multiple site hotel acquisitions and a $242 million dollar credit facility collateralized by more than 100 hotel properties. She was also directly involved in all aspects of La Quinta’s merger with Meditrust Corporation.

Thomas Wells
Koontz McCombs - Vice President of Multi-family Development
Thomas Wells joined Koontz McCombs in November of 2004 as Vice President of Multi-family Development. Mr. Wells will focus on identifying multi-family projects outside of the San Antonio area. With the last 18 years of experience in management and development of apartment communities across the country, Mr. Wells adds tremendous strength to our multi-family division.
Prior to joining Koontz McCombs, Mr. Wells served as a Development Partner for The Morgan Group and JTS Interests where he was responsible for new multi-family development in Texas, Louisiana and Colorado.
In 1986, Mr. Wells joined The Hanover Company in the Property Management Division where he was in charge of budgeting, market analysis, on-site computer implementation and training, as well as overseeing several Houston properties. In 1993, he assumed the position of Site Acquisition and Development where he identified and developed 27 multi-family sites totaling over 8,000 units.

Koontz McCombs - Senior Controller
David A. Olsen joined Koontz McCombs as Controller of Koontz McCombs Construction, Ltd., in 2005. In 2006, he was promoted to Senior Controller for all entities of Koontz McCombs.
Mr. Olsen began his career as a CPA on the audit staff of Ernst & Young in San Antonio from 1980 to 1983, serving small to large clients in various industries including construction, professional sports, communications, wholesale, retail and mortgage banking. From 1983 to 1994, he served as Controller and CFO of several private and public companies in San Antonio. From 1994 to 2005, Mr. Olsen was a self-employed financial consultant offering accounting and special project services, specializing in financial modeling for strategic planning purposes. His clients ranged from small to mid-sized companies, both in and out of Texas, in many industries including construction, heavy equipment dealerships, real estate development, oil and gas, wholesale distributors, financial services and motel operations.

Marsha McCombs Shields
Koontz McCombs Construction, Ltd. - Chief Executive Officer
Marsha McCombs Shields serves as Chief Executive Officer of Koontz McCombs Construction, Ltd. and oversees the daily operations of its respective projects. Mrs. Shields has over 20 years of management experience and has received national recognition awards from Ford and Toyota for excellence in dealership management and operations.
In addition to the construction business, Mrs. Shields holds management positions in other various business interests of McCombs Enterprises. She is particularly active in the automotive sector, serving as Dealer Principal for McCombs Automotive and its numerous dealerships. She also serves as President of the McCombs Foundation where she oversees the selection and award of donations to as many as 300 charitable organizations throughout San Antonio and Texas. Mrs. Shields is a graduate of Duke University and did post-graduate work in Education and Business at Trinity University in San Antonio and at The McCombs School of Business at The University of Texas at Austin.

Gerald W. Turman

Gerald “Jerry” Turman serves as President of Koontz McCombs Construction, Ltd. Mr. Turman has been in the construction business for over 30 years. During these years he has served as Pre-Construction Manager, Assistant Project Manager, Project/Operations Manager and Regional Manager. Because of his vast experience and his understanding of how a project is to be scheduled and construction on time and within budget, he has earned the respect of his colleagues and business associates.
During the past ten years, Jerry has been the Project Executive for numerous projects including several large office buildings.

Henry Serry
Koontz McCombs Construction, Ltd. - Sr. Vice President
Henry Serry is Senior Vice President of Koontz McCombs Construction, Ltd. responsible for all commercial construction operations. Mr. Serry has been in the construction industry in Central and South Texas for twenty-three years. He began his career as a field engineer and has held the positions of Assistant Superintendent, Superintendent, Quality Control Manager, Estimator, Office Engineer, Project Manager and Operations Manager at various times. His project experience covers a wide range of construction markets in both the public and private sectors. This experience includes retail, military and government, institutional, educational, civil, medical, and office building. Projects have ranged from $100,000 to $65 million dollars. Mr. Serry has experience in Design-Build, Construction Manager at Risk, and conventional Hard-Bid delivery methods.

Robert Grier
Koontz McCombs Construction, Ltd. - Vice President of Multifamily Construction
Robert Grier serves as Vice President of Multifamily Construction for Koontz-McCombs Construction, Ltd. Robert has 24 years experience in many aspects of construction from light commercial to single-family homes and multi-family construction projects throughout the United States.
Robert joined Koontz-McCombs Construction in April of 2006 as a Project Manager in charge of the Estancia San Miguel Project in northwest Houston and the CityVista Project (an upscale luxury community) in downtown Houston.
Robert started his multi-family career as an estimator in the Dallas area. He was quickly promoted to Chief Estimator in charge of preparing all bid proposals, quantity takeoffs and managing the estimating staff for projects throughout the United States. He also worked as a Project Manager in the Atlanta area on upscale apartment projects. Robert returned to Houston and held positions as Superintendent, Chief Estimator and Project Manager, the latter two, for the Hanover Company.

Bill Rhodes
Koontz McCombs Construction, Ltd. - Chief Estimator
Bill Rhodes serves as Chief Estimator for Koontz McCombs Construction, Ltd. He has been in the design/construction industry for over twenty-three years, and is also a registered Architect.
Mr. Rhodes began his career working for an architect/developer while going to college. Upon graduation, he worked as an intern-architect performing design and construction administration work for a local architectural firm here in San Antonio, Texas until the business closed. In 1988, he went to work for SpawGlass, Inc. While there he served in different positions varying from field engineer, office engineer, assistant project manager, and senior estimator. In 1994, Mr. Rhodes was hired by JT Construction as their Chief Estimator and was responsible for all budgets and pricing proposals. He was also involved in all buyout activities. and also served as project manager primarily for design-build work for the Navy and the U.S. Army Corps of Engineers. During his tenure at SpawGlass and JT Construction, Mr. Rhodes developed project experience with military construction, design-build procurements, institutional construction, research and medical facilities, and commercial/retail construction. As estimator, he has been responsible for pricing over two and a half billion dollars in construction work over the length of his career.

Richard E Evers is the Vice President of Business Development for Koontz McCombs Construction, Ltd. He has 19 years of construction and engineering experience. Prior to Joining Koontz McCombs, Mr. Evers was the Director of Marketing & Sales for Southern Folger Company where he worked nationally to identify business opportunities and provide strategic direction. In 1997, Mr. Evers joined Emerson Electric Company where he was in charge of marketing and strategic planning as their Director of Sales & Marketing for multiple divisions. Prior to 1997, Mr. Evers served first as a Regional Engineer and then as Regional Sales Manager for United McGill Corporation.

Alex H. Yount, CPM®, CCIM, a real estate professional with over twenty-nine years of experience specializing in commercial property sales, leasing, investment analysis, asset management, and property management.
His employment experience includes several well-known companies including Gerald D. Hines Interests, Henry S. Miller/Grubb & Ellis, Transwestern Property Company, and the real estate branch of USAA Insurance Company as their national Director of Dispositions. Mr. Yount was a principal of eight years in the San Antonio real estate firm of Cavender & Hill Properties, Inc.
Mr. Yount holds the CPM® designation from the Institute of Real Estate Management and the CCIM designation from Commercial Investment Real Estate Institute. The CCIM designation is held by only 5% of commercial real estate professionals worldwide.
